Terms of Service

Last updated: October 14, 2026

1. Agreement

These Terms govern your use of ManageRight (“the Service”), operated by ManageRight Software Inc., a federal Canadian corporation with its registered office in British Columbia (“we”, “us”).

By creating an account, accepting an invitation, or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

2. What ManageRight is — and is not

ManageRight is software that helps landlords organize and manage rental properties. It provides tools for recording leases, tracking rent payments, managing maintenance requests, storing documents, and communicating with tenants.

ManageRight is not:

  • A law firm, and does not provide legal advice
  • A property management company, and does not manage properties on your behalf
  • An accountant or tax advisor
  • A bank or payment processor. Optional bank payments are processed by Stripe and paid directly into the landlord's own Stripe account. ManageRight never holds, receives, or controls rent money (see section 5)
  • A guarantor of compliance with the Residential Tenancy Act or any other law

You are responsible for your own legal compliance. Tenancy law differs by province and changes over time. Any forms, templates, guidance, deadlines, or references to tenancy rules in ManageRight are provided for convenience only and may be incomplete or out of date. Always confirm requirements with your provincial tenancy authority or a lawyer.

3. Accounts

Landlord accounts. Landlord accounts are created through paid subscription only. You must be at least 19 and legally able to enter contracts. You are responsible for the accuracy of your account information, for keeping your password secure, and for all activity under your account.

Tenant accounts. Tenants do not sign up directly. A landlord invites a tenant by email, and the tenant activates an account to view their tenancy, report payments, submit maintenance requests, and message their landlord. Tenant accounts are free.

Account sharing. Do not share login credentials. Each person who needs access should have their own account.

4. Subscription, billing, and cancellation

Price. Essential is $29.99 CAD per month for up to 5 doors and Pro is $79.99 CAD per month for up to 10 doors, plus applicable taxes. A door is one rented unit. Larger portfolios are priced by agreement. You can switch plans at any time; the difference is prorated on your next invoice.

Trial. New subscriptions include a 30-day free trial. You will not be charged until the trial ends. Cancel before it ends and you pay nothing.

Founding member offer. The first 10 paid subscribers receive (a) one-on-one setup support with a ManageRight team member, by video call, for up to 90 minutes within their first 30 days, and (b) a $100 Home Depot gift card after 12 consecutive months of paid subscription and completion of a short feedback survey. During setup you stay in control of your account: we guide, you enter your information. Identity and banking details for bank payments must be entered by you directly with Stripe. Setup support does not include legal advice. The offer has no cash value, cannot be transferred, and is limited to one per landlord. Home Depot is not a sponsor of this offer.

Billing.Subscriptions renew automatically each month until cancelled. Payment is processed by Stripe; by subscribing you also agree to Stripe's terms. We do not store your full card details.

Price changes. We may change pricing with at least 30 days' notice by email. Continuing after the change takes effect means you accept the new price.

Cancellation. Cancel at any time from your account settings or by contacting us. Cancellation takes effect at the end of your current billing period. You keep access until then.

Refunds. Monthly fees are non-refundable except where required by law or at our discretion. We do not provide partial refunds for unused time.

Failed payment. If payment fails, we may suspend access after notifying you. Repeated failure may result in account termination.

5. Rent payments by pre-authorized debit (optional)

Landlords may choose to accept rent by pre-authorized debit (“PAD”) from a tenant's Canadian bank account. Payments are processed by Stripe Payments Canada, Ltd. (“Stripe”).

For landlords

  • To accept bank payments you must open a Stripe account through ManageRight and agree to the Stripe Connected Account Agreement, which includes the Stripe Services Agreement. You authorize ManageRight to share your information with Stripe and to create payments on your behalf when your tenant authorizes them.
  • You are the merchant for these payments. Rent is paid into your Stripe account and out to your bank by Stripe. Stripe's processing fees are deducted from each payment.
  • You are responsible for refunds, disputes, and reversals with your tenant, and for complying with Payments Canada Rule H1 and tenancy law. You must not require a tenant to pay by pre-authorized debit where the law prohibits it; tenants must always be able to pay another way, such as e-Transfer.
  • Late fees you set in ManageRight must be permitted by your province and written into the tenancy agreement. ManageRight applies provincial caps where it knows them, but you remain responsible for any fee you charge, and you can waive a fee at any time.

For tenants

  • Paying by bank is optional. When you link a bank account you accept a PAD agreement with your landlord, presented by Stripe.
  • A debit happens only when you tap Pay now and confirm the amount, or when you have turned Autopay on and your rent is due. You can turn Autopay off at any time before your due date. A payment that has already started processing cannot be stopped.
  • You can cancel the PAD agreement at any time by unlinking your bank account in ManageRight or by contacting your landlord. You have recourse rights for any debit that does not comply with your PAD agreement; see payments.ca or contact your financial institution.
  • Bank payments usually take 3–5 business days to clear. If a payment is returned (for example, insufficient funds), rent remains unpaid and your bank may charge you a fee.

ManageRight is not responsible for delays, errors, or returns by Stripe, the banking network, or your financial institution.

6. Notifications, scheduled visits, and AI features

Email and text messages. We send notices about messages, payments, maintenance, and visits by email. Text messages are sent only if you opt in, and message and data rates may apply. Reply STOP to any text to stop them, or turn them off in Settings.

Scheduled visits.Landlords can send tenants notices of entry and proposed visit times through ManageRight. Landlords are responsible for giving notice that meets their province's requirements; ManageRight's warnings are a convenience only.

AI features. Some features, such as the maintenance request assistant, use artificial intelligence to suggest categories, urgency, or summaries. Suggestions may be wrong. Review them before relying on them, and never rely on them in an emergency.

7. Your data and content

You own your data. Property records, lease information, documents, messages, and tenant records you enter remain yours.

You grant us permission to store, process, transmit, and display that content solely to operate the Service for you.

Your responsibilities as a landlord. You are responsible for:

  • Having a lawful basis to collect and record tenant information
  • Informing tenants that you use ManageRight to manage their tenancy
  • The accuracy of information you enter
  • Complying with privacy law regarding your tenants' information
  • Keeping independent copies of records you are legally required to retain

Consent before entering tenant information. You confirm that, before entering any tenant's personal information, lease details, or documents into ManageRight, you have obtained that tenant's meaningful consent as required by PIPEDA and applicable provincial privacy law (such as BC's PIPA). This includes telling them that their information will be stored and processed by a third-party cloud service for lease management, communication, and payment processing. If you collect tenant information on paper forms, those forms should include a notice such as:

“Your landlord uses ManageRight, a secure online service, to manage your tenancy, including your lease, rent payments, maintenance requests, and messages. The information on this form will be stored and processed by ManageRight and its service providers, some of which are located outside Canada.”

Our role. For tenant information, we act on your instructions as your service provider. We do not use tenant data for our own purposes, sell it, or share it with advertisers. The data processing terms in section 8 form part of these Terms.

Data export. You may request an export of your data at any time. On account closure, we retain data as described in our Privacy Policy, then delete it.

8. Data processing terms (for landlords)

For personal information about your tenants, you decide what is collected and why (you are the organization in control of it), and ManageRight processes it on your behalf. We will:

  • Process tenant information only to provide the Service to you, and not for any other purpose
  • Keep each landlord's records separate using database access rules, store documents privately, and encrypt data in transit and at rest
  • Never store tenants' full bank account numbers or banking credentials; these are collected and held by Stripe
  • Keep a record of changes to pre-authorized debit consent (linking or unlinking a bank, turning autopay on or off, and payments started), including when and from where the change was made
  • Use only the service providers listed in our Privacy Policy (currently Supabase, Vercel, Stripe, Resend, Twilio, and Anthropic), and tell you before adding a provider that will handle tenant information
  • Help you respond to a tenant's request to access, correct, or delete their information
  • Notify you without undue delay, and within 72 hours of becoming aware of it, of any breach affecting your tenants' information, with the details you need to assess whether it creates a real risk of significant harm and must be reported
  • Delete or return your data when your account closes, as set out in our Privacy Policy

9. Acceptable use

You agree not to:

  • Use ManageRight for any unlawful purpose
  • Enter information about individuals without a lawful basis
  • Discriminate against tenants or applicants in violation of human rights law
  • Harass, threaten, or abuse other users through the Service
  • Upload malware, attempt to breach security, or access other users' data
  • Reverse engineer, scrape, or resell the Service
  • Circumvent usage limits or billing
  • Use the Service to store data unrelated to property management

We may suspend or terminate accounts that violate these rules, with or without notice depending on severity.

10. Service availability

We aim for high availability but do not guarantee uninterrupted service. The Service may be unavailable due to maintenance, provider outages, or circumstances beyond our control.

We may modify, add, or remove features. We will give reasonable notice of changes that materially reduce functionality you rely on.

ManageRight depends on third-party providers (Supabase, Vercel, Stripe, Resend, Twilio, Anthropic). We are not responsible for their outages or failures.

11. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

We do not warrant that the Service will be error-free, that data will never be lost, or that it will meet your specific requirements. Maintain your own backups of critical records.

12. Limitation of liability

To the maximum extent permitted by law:

We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost rental income, lost data, or business interruption.

Our total liability for any claim arising from these Terms or the Service is limited to the amount you paid us in the twelve (12) months before the claim arose.

We are not liable for: disputes between landlords and tenants, including about rent, late fees, or returned payments; decisions you make using information in the Service; your failure to comply with tenancy, payments, or privacy law; or losses caused by third-party providers.

Some jurisdictions do not allow certain limitations; where that applies, these limits apply to the fullest extent permitted.

13. Indemnity

You agree to indemnify and hold us harmless from claims, damages, and reasonable legal costs arising from: your use of the Service; your violation of these Terms; your violation of any law, including tenancy and privacy law; or disputes between you and your tenants.

14. Termination

By you. Cancel at any time; access continues to the end of the billing period.

By us. We may suspend or terminate your account for breach of these Terms, non-payment, unlawful use, or conduct that harms other users or the Service. Where practical we will give notice and an opportunity to correct the problem.

On termination. Your access ends and data is retained then deleted per our Privacy Policy. Export anything you need before cancelling.

15. Governing law and disputes

These Terms are governed by the laws of British Columbia and the applicable laws of Canada. Disputes are subject to the exclusive jurisdiction of the courts of British Columbia.

Before filing a claim, contact us at support@manageright.ca — most issues can be resolved directly.

16. Changes to these Terms

We may update these Terms. Material changes will be communicated by email or in-app notice at least 30 days before taking effect. Continuing to use the Service after that means you accept the revised Terms.

17. General

Entire agreement. These Terms and the Privacy Policy are the complete agreement between us regarding the Service.

Severability. If any provision is unenforceable, the rest remain in effect.

No waiver. Failure to enforce a provision is not a waiver of it.

Assignment. You may not transfer your account without our consent. We may assign these Terms in connection with a sale or reorganization of the business.
